The factors influencing the buying of real estate properties in Kenya in 2024 are diverse and shaped by both global trends and local dynamics.

One of the primary drivers is location; properties in urban centers and near key amenities such as schools, hospitals, and well-maintained roads generally attract higher demand due to their convenience and the quality of life they offer. This is particularly true for areas like Nairobi, where proximity to work, social amenities, and infrastructure greatly impacts property values.

Another significant factor is economic conditions. The real estate market in Kenya has been influenced by macroeconomic factors such as inflation and interest rates. These factors directly affect mortgage rates and the purchasing power of potential buyers. In periods of economic stability, more Kenyans are likely to invest in property as a secure asset.

Government policies and initiatives also play a crucial role. The Affordable Housing Program (AHP), for instance, has stimulated the market by making home ownership more accessible, particularly for middle and lower-income earners.
