How maintenance enhances property sustainability

Property maintenance encompasses all preventive and reactive measures taken to keep a property fully functional and operating in optimal condition. It includes a wide range of activities such as cleaning, safety checks, and repairs. The main types of maintenance are discussed below:

  • Routine Maintenance 

It is the most common type of maintenance done on a property with standard wear and tear. It includes maintenance and repair practices that can be carried out easily, quickly, and on a routine basis. These practices include landscaping, cleaning common areas, and collecting trash. 

  • Preventive Maintenance 

This is the type of maintenance that is done before-hand to reduce the risk of failure. It includes carrying out activities such as routine inspections, cleaning of gutters, and power washing. This type of maintenance is significant in property management as it saves time and money by preventing larger, and more expensive repair projects. 

  • Corrective Maintenance

It is also referred to as reactive maintenance. Often, this type of maintenance is done after failure has occurred. It is meant to correct something that was essentially unplanned. Corrective maintenance is expensive and time-consuming as compared to preventive maintenance. Some examples of reactive maintenance include emergency repair, service outages, performance, and quality.

The benefits of property maintenance include the following:

  1. The functionality and the aesthetics of a building is maintained hence the value of the property is preserved. 
  2. Maintenance promotes the health and safety of the property users by reducing risks of accidents.
  3.  If maintained well, properties are much less likely to deteriorate. Therefore, their economic life is extended. 
  4. By carrying out property maintenance checks, repairs and servicing on a regular basis, you can save both time and money that would be spent in reconstruction.
  5. For commercial properties, it makes the property attractive to tenants, hence keeping a steady flow of income.
  6. Maintaining property contributes to sustainability efforts by keeping the property environmentally friendly.
  7. Property maintenance ensures compliance with legal compliance of health and safety Acts. 
  8. Property maintenance prevents conditions that attract pests and promotes a healthier living environment.
